1. Earth work

a) Earth excavation for foundation up to a depth of 5ft to 6ft depending upon soil condition, including disposal of excavated earth and disposed earth to be used for backfilling and levelling.

b) Excavation for plinth, earth to be leveled and neatly dressed including backfilling removing of bottoms.


2. Foundation work

a) Watering, Ramming and Consolidating for the unsettled earth.

b) Providing and laying PCC of ratio 1:3:6 of 4” thickness as base course.


3. RCC Work Frame Structure

Providing and laying RCC M20 (with Birla/ACC/JK/Ultra Tech & equivalent make) as per structural design including centering, Shuttering, Curing for

  • Lintel and Chejjas
  • Floor Beam
  • Floor Slab
  • Staircase

  • 4. Steel work

    Providing reinforcement for RCC with TMT (Fe 500 ISI make) steel bars including Cutting, Bending, placing in position and lapping including using SWG binding wire.


    5. Walls and masonry work

    Construction of masonry walls with Solid block (6” & 4”) for super structures using ½”cement mortar of ratio 1:6.


    6. Plastering work

    a) Providing 12mm thickness plastering for ceilings, Roof beams with 1:4 ratio CM including necessary scaffolding, curing etc..

    b) Providing plastering for internal walls, columns with 12mm thickness CM 1:4 ratio including necessary scaffolding, curing, etc.

    c) Providing plastering for external walls, chejjas, beams, and columns with 12 mm thickness CM 1:4 ratio including necessary scaffolding, sponge finish.


    7. Flooring Work

    a) Providing & laying granite in 1:6 CM joint free. (Basic rate Rs.70/ sqft). (Granite & Marble flooring will cost extra).

    b) Providing & laying ceramic tile flooring for bathrooms of approved size 1:6 CM joint free. (Basic rate Rs. 35/- sqft)

    c) Providing & laying glazed tile for bathrooms (7′ ht) & kitchen dadoing (3′ ht) of approved size in 1:6 CM joint free. (Basic rate Rs. 30/- sqft)

    d) Providing & Laying 30 mm parking tiles of (basic rate Rs30/- per Sqft).


    8. Doors & Windows

    a) Providing & fixing teakwood paneled door for main door as per the design. The frame thickness of (5″ x 3″) to be fixed in the wall with MS hold fast packed in concrete exclusive of builder hardware. The cost also includes sealer & 3 coats of hand polish with necessary surface preparations.

    b) Providing & fixing 32mm thickness flush doors with red sal wood frame for internal room doors and Toilet doors as per the approved drawings, specifications & directions. The doors and frames to be finished with enamel paint on both sides exclusive of builder hardware.

    c) Providing and fixing Aluminum powder coated three tracks 16 gauge windows with 4mm tinted or translucent glass with 10mm Bright steel rods and safety grill of size 4’x6’ 1 no. in living room, 4’ x 4’ 1 no. in each bed room, 4’x3’ 1no. in kitchen, and bathroom & toilets 2’ x 3’ 1 no..


    9. Kitchen Work

    Providing & Fixing 40 mm thick (max length 8’) medium black granite cooking platform including chamfering, edge cutting / polishing, fixing of sink. With joining materials neatly finished. Providing & Fixing SS sink with the necessary fixtures (Basic rate Rs. 2,500/-).


    10. Electrical Work

    Providing and Fixing (National VIP) conduits, electrical wires (V guard / Finolex homeguard), all switches and fittings of Anchor ROMA.

  • Hall 2 light points, 1 fan point, 1TV point and 1 nos 5amp switch.
  • Rooms 2 light points, 1fan point, 1nos 5Amp switch.
  • Dining Hall 2 light point, 1 fan point, 1 nos 5Amp Switch.
  • Kitchen 2 light point, 1nos15Amp Switch, 1nos 5Amp Switch.
  • Bathroom 1 light point, 1nos 15 amp switch and 1 geyser point.
  • All around the building 4 light points shall be provided.
  • One Calling Bell Point shall be provided.

  • 11. Plumbing Works

    a) All fixtures such as pillar cocks, wall mixers, overhead shower spout, health faucets of Jaguar make / hind ware (basic model) (Kitchen shall have 1sink Long Body) (1 standard size toilet (5’X5′) shall have 1 wash basin, 1 camode with flush Tank, 1 wall mixer, 1 piller cock, 1 health faucet).

    b) Ceramic fixtures such as wash basins, commodes of Cera / Hind ware (basic model – white color) with all necessary taps & fixtures.

    c) Ashirwad flow guard or equivalent CPVC pipes and fittings for the water lines (Ideal for Hot & Cold Water Supply).

    d) Supreme or equivalent SWR Pipes for the waste & sewage line.

    e) Provision for solar water heater & geysers point in the bathrooms.

    f) Provision for Aquaguard point in the kitchen.

    g) Providing & fixing 100mm rain water pipe (P.V.C) complete with ‘U’ clamps, necessary fixtures.


    12. Water proof muddy work on terrace

    Providing & laying water proof course using 12mm graded stone on terrace over RCC slab and finished with spreading cement slurry & laying screed concrete in Cement Mortar 1:4 and mixed with waterproof compound of approved make (Fosroc) laid to required gradients

    & slope, the top finished with leak-proof joints.


    13. Painting Work

    a) Providing Tractor emulsion paint (Asian) for ceiling and Walls including the necessary 2 coats of patty and 2 coast paint. The original surface will be scraped & rubbed with sandpaper to cover all minor defects including scaffolding.

    b) Providing 1 coat water proof exterior grade paint (Asian Ace) over 1 coat of primer including necessary scaffolding.  The surface will be thoroughly cleaned & wetted before painting.

    c) Providing enamel polish (mat finish) for teak wood main door.


    14. Miscellaneous Works

    a) Providing & Fixing of overhead tank (Sintex/Ganga/Cauvery) of capacity 1000 litre elevated 3’0″ above the terrace level.

    b) Construction of sump tank with bond masonry of 5000Litre capacity.

    c) Construction of compound wall with 4’6″ wall Height.

    d) Providing and fixing of MS railing for staircase

    E) Rainwater harvesting with 4”diameter concrete ring depth of 6 feet.

    (3′ ht) and MS gate (8’X5′) of basic design.

  • Columns - 16 mm & 12mm
  • Plinth Beam - 12mm
  • Lintel and Chejjas - 12mm

  • Msand will be used for concrete and block work

    3time washed Msand will be used for Plastering.


    Total cost of construction as per Floor Slab Area at the rate of Rs.1499/Sq.ft.

    1) Above is exclusive of tax.

    2) Above mentioned specification is for a minimum area of construction of 2000Sqft.

    3) Owner Responsibilities:

    Corporation /BBMP/BDA/BMRDA Plan, Site should be clear for working condition.

    Water and Temporary Electric connection and Road cutting, drainage and pit connection shall be provided by your side and any neighbor’s dispute shall be settled by you.
